How it works for a BRF

The board connects the BRF
Register your BRF and set the ground rules — which spaces can be shared, under what conditions, and whether board approval is required for each new listing.

Owners list their spaces
Members who want to rent out or share their space create a listing with price, availability, free time windows, and your association-wide rules visible before the listing can go live.

Bookings are handled digitally
The renter sends a booking request. The owner approves. Payment is processed automatically. History is saved for all parties.

The board stays out of it
If questions arise, booking history, payment receipts, and agreed terms are available. You do not need to chase documentation after the fact.

If your rules do not allow external rentals

SpotBuddy does not override your association's rules. It gives structure to whatever is allowed within them.

If your BRF does not allow rentals to outsiders, the platform can be configured so bookings are visible only to residents in the building. If rentals are not allowed at all, SpotBuddy can still bring order to internal space swaps, temporary arrangements, and other parking solutions that would otherwise stay informal.

You set the boundaries. SpotBuddy makes them easier to apply, document, and follow in day-to-day use.


Questions from housing boards

Does the board need to approve every rental?
No — but you can require it. SpotBuddy is flexible: owners can list freely within your rules, or you can require a board approval for each new listing. You decide the model.
What if our rules do not allow residents to rent out their parking spaces?
SpotBuddy cannot grant a right that the association has not approved. If rentals are not allowed at all, the platform can still be used for internal space swaps or other arrangements that remain within your rules.
What about taxes for the owner renting out?
The platform provides clear records and guidance on what may apply. Each owner is responsible for their own tax filing — SpotBuddy does not replace tax advice, but it makes it easier to stay organized.
How is GDPR handled?
SpotBuddy is built with GDPR as a foundation — not an afterthought. Personal data is processed and stored in compliance with the regulation. The board's responsibility is limited to having approved the service for use in the BRF.
Does it cost anything for the BRF?
No. The platform fee is charged per booking to the space owner. The BRF and board members pay nothing to connect or administer.
